Rudy Lira Kusuma Invited to Speak at Next Agent Summit 2026 in Irvine

Partner Real Estate CEO shares his journey from solo real estate agent to team leader, brokerage owner, and Enterprise Team CEO at LPT Realty, and why he believes the future belongs to agents backed by the right platform and systems.

IRVINE, CALIFORNIA — On Sunday, September 6, 2026, Rudy Lira Kusuma, CEO of Partner Real Estate, was invited to speak at Next Agent Summit 2026, part of The 5th North America Investment Forum in Irvine, California.

During the panel discussion, Kusuma shared lessons from nearly two decades in real estate; from starting as a solo agent during one of the most challenging housing markets in modern history to building a large real estate team, operating a brokerage, and ultimately aligning Partner Real Estate with LPT Realty.

His story also illustrated a larger lesson about the evolution of real estate:

As an agent grows, the platform supporting the agent must be able to grow with them.

From Solo Agent to Building a Team

Kusuma received his real estate license in August 2007 and began his career as a solo agent with ERA Real Estate in Arcadia, California.

Near the end of 2007, he secured his first short-sale listing.

Rather than simply putting a sign in the yard and waiting for buyers, Kusuma began holding the property open almost every day.

The strategy generated an unexpected problem… a good one.

According to Kusuma, he was regularly meeting approximately 10 to 20 prospective customers a day who were interested in buying real estate.

Suddenly, one agent could no longer personally serve everyone.

That experience planted the seed for what would eventually become his philosophy about building real estate businesses:

Growth creates problems that individual effort alone cannot solve. Eventually, you need people, systems, technology, and infrastructure.

In 2008, Kusuma joined Coldwell Banker and began partnering with other agents so he could provide opportunities to agents who could help serve the growing number of clients.

He became the #1 agent in his Coldwell Banker office during his first year and continued performing at the top of the office in the years that followed.

But his business was changing.

He was no longer simply trying to become a better individual salesperson.

He wanted to understand how to build a real business.

Learning That a Team Requires a Different Infrastructure

By 2012, Kusuma had reached another turning point.

The traditional brokerage environment he was operating within was largely designed around individual agents. But Kusuma wanted to build a structured team.

So he moved to RE/MAX, where he could study successful teams and better understand how larger real estate organizations operated.

This period fundamentally changed how he thought about real estate.

Instead of having every agent perform every function, the organization began developing specialized roles.

There was an administrative team supporting operations.

There was an inside sales team responsible for communicating with prospects, following up, nurturing relationships, and helping create appointments.

There were outside sales agents whose primary responsibility was meeting consumers face-to-face, showing homes, conducting consultations, presenting listings, negotiating, and building relationships.

There was a marketing function responsible for generating awareness and opportunities.

And there was a transaction coordination team supporting agents and clients after contracts were signed.

Instead of asking one real estate agent to do everything, each part of the organization could become more specialized.

It reinforced a principle Kusuma continues to believe today:

Great agents shouldn’t have to do everything themselves to build great businesses.

Growth Created Another Problem

As the team continued expanding, another limitation appeared: physical infrastructure.

The growing team needed conference rooms and professional spaces to meet buyers and sellers. As more appointments were generated, the team increasingly competed with other agents for available meeting rooms.

Once again, growth exposed a structural limitation.

In December 2014, Kusuma acquired a RE/MAX franchise and opened his own office in Rosemead, California.

The team continued expanding and eventually became recognized as the #1 RE/MAX team in California.

But success soon revealed another obstacle.

The team’s inside sales operation was creating buyer and listing appointments throughout Southern California. Agents needed convenient locations where they could meet those consumers.

Kusuma wanted to expand offices into additional markets, including Los Angeles and Orange County.

Under the franchise structure, however, opening additional offices could require acquiring additional franchise territories—and some desired territories were already unavailable.

The question became bigger than simply opening another office.

How do you build infrastructure that can expand wherever your agents and customers need it?

From Franchise Owner to Independent Brokerage

That question ultimately contributed to Kusuma’s decision not to renew the franchise and instead pursue an independent brokerage model.

In 2019, he licensed and launched Your Home Sold Guaranteed Realty.

The company experienced rapid growth and was subsequently recognized on the Inc. 5000 list of America’s fastest-growing private companies for five consecutive years.

Yet as the organization continued exploring expansion into additional markets and states, Kusuma encountered a familiar challenge.

Expansion required more than recruiting agents.

Every new marketplace required infrastructure.

Compliance.

Technology.

Marketing.

Training.

Administration.

Transaction support.

Leadership.

Systems.

And increasingly, sophisticated technology.

Building all of those capabilities independently in every new market would require significant resources.

It raised another important question:

Should a brokerage spend its energy rebuilding infrastructure, or should it plug into world-class infrastructure and focus its energy on helping agents succeed?

The Birth of Partner Real Estate

In 2024, Kusuma chose not to renew his previous licensing agreement and launched his own independent brokerage brand:

Partner Real Estate.

The name reflected the philosophy behind the company.

Kusuma believed the future relationship between brokerages and agents should increasingly resemble a business partnership.

Agents are entrepreneurs.

They build relationships.

They develop their reputations.

They create personal brands.

They serve their communities.

The brokerage’s responsibility should be to provide the infrastructure that helps those entrepreneurs compete and grow.

That philosophy would eventually become an important reason Partner Real Estate saw such strong alignment with LPT Realty.

Why Partner Real Estate Joined LPT Realty

As the real estate market continued changing, Kusuma began looking closely at what the next generation of brokerage could look like.

In December 2025, Partner Real Estate joined LPT Realty.

For Kusuma, the decision represented the culmination of many lessons learned during the previous 18 years.

At different stages of his career, growth had repeatedly exposed limitations in the platform underneath the business.

The lesson was clear:

Your brokerage shouldn’t become the ceiling on your growth. It should become the platform underneath it.

That is one reason the LPT Realty model resonated so strongly.

LPT is built around agent choice.

Different agents are building different businesses. An agent closing five transactions has different needs from an agent closing fifty. A solo producer has different goals from a team leader. An entrepreneur building an organization may need something entirely different again.

During the Next Agent Summit panel, Kusuma also addressed one of the biggest questions facing real estate today:

What happens to agents as AI becomes more powerful?

His answer was optimistic.

Technology shouldn’t exist simply for the sake of technology.

The purpose of technology is leverage.

When technology can save an agent hundreds of hours or provide capabilities that might otherwise cost thousands of dollars to develop independently, it gives that agent more time for the activities technology cannot easily replace:

Building relationships. Negotiating. Advising clients. Creating trust.

Which agent can deliver stronger presentations?

Which agent has greater capacity to grow?

Talent will always matter.

But talent multiplied by the right platform and systems creates leverage.

AI Will Change Real Estate, But Trust Still Matters

Kusuma believes AI will automate an increasing number of repetitive activities within real estate.

Data entry.

Basic marketing creation.

Lead nurturing.

Scheduling.

Transaction reminders.

Market analysis.

Administrative communication.

But buying or selling real estate isn’t purely an information problem.

It is often one of the largest financial and emotional decisions a consumer will ever make.

Consumers don’t simply need information.

They need interpretation, judgment, strategy, negotiation, and someone they trust.

That is why Kusuma believes AI doesn’t diminish the opportunity for exceptional agents.

It can amplify it.

As he explained during the panel:

Technology doesn’t eliminate the entrepreneur. It amplifies the entrepreneur.

What Is the True Value of a Brokerage Today?

Perhaps the most important question discussed during the panel was also the simplest:

As agents become increasingly independent and technology becomes increasingly powerful, what is the true value of a brokerage?

The answer is no longer simply an office, a brand, or a place to hold a license.

The question every brokerage must increasingly answer is:

“Why is an agent better because they’re here?”

Does the brokerage help agents win more listings?

Does it help them serve clients better?

Does it save them time?

Does it help them build their brands?

Does it create opportunities?

Does it help them build organizations?

Does it make their businesses more valuable?

Those are the questions that matter.

Kusuma believes the brokerage of the future becomes the infrastructure underneath the entrepreneur, providing technology, compliance, marketing, training, transaction infrastructure, community, compensation opportunities, and other resources while allowing agents to build their own enterprises.

Building a Brokerage for Life

That is also what makes the idea of a “brokerage for life” so compelling.

An agent’s career rarely stays the same.

Today’s new agent may become tomorrow’s top producer.

Today’s top producer may become tomorrow’s team leader.

Today’s team leader may eventually build an organization across multiple markets.
