
What if your buyer’s ideal home isn’t on the MLS yet?

His session, “The Hidden Inventory Advantage: How Top Agents Find Homes Before Everyone Else and Turn Buyers into Listings,” takes place Tuesday, October 6, from 9:00–9:45 AM in Room #1 at the RP Funding Center in Lakeland, Florida.
A buyer search can open the door to a listing
Most buyers see the same homes on the same portals. When none of those homes fits, agents can take a more active approach: identify exactly what the buyer wants, then look for homeowners who may be willing to sell.
Rudy will explain three ways the Partner Real Estate team looks for these opportunities:
- Sellers in waiting: Homeowners who are searching for their next home before listing their current one.
- Research beyond the MLS: Properties that take additional work to uncover, including expired listings, probate properties, foreclosures, private sales, and distressed properties.
- Targeted direct mail: Personal outreach to homeowners whose properties match a specific buyer’s needs.
The session will focus on the direct-mail approach because agents can adapt it to their own markets. Rudy will walk through how to define a target area, identify relevant homeowners, write a buyer-led letter with the buyer’s permission, and respond when a homeowner reaches out.
Sometimes that conversation leads to a preview and an offer. Sometimes the property is not right for the buyer, but the owner is considering a sale. Either way, a specific buyer need can become the start of a valuable relationship.

- Turn a buyer’s search criteria into a focused outreach campaign.
